A 「共益費」とは、共用部分等の維持・管理（光熱費、上下水道使用料、清掃費、エレベーターの保守点検の費用など）に必要なお金で、「維持費」又は「管理費」若しくは「雑費」と呼ばれることもあります。通常は、賃料とは別の名目で支払われますが、家賃に含まれている場合もあります。
