日本のアパートのシステムでどうにも解らない、納得のいかない事が有ります。それは「更新料」という、２年ごと契約し直す際に大家さんに支払うエクストラマネーのことなんですが、これはどうも理解できないのです。
日本に来て５年目になりますが、日本に来て始めに借りた部屋が気に入っているのでそのままずっとそこに住んでいます。これ以外には何も不満は無いのですが、ただこれだけはどうにも理由がわからないのです。
私はカナダからやって来ましたが、日本に来る前はアメリカはもちろんヨーロッパそしてアジアの各地を旅したり、仕事したりしながらあちこちで生活して来た経験があります。
もちろんアパートもたくさん借りた経験があり、契約もたくさんしました。今だかつて日本以外でこのような「エクストラマネー」を支払った事は無く、母国であるカナダでは逆に延長契約する際「良いテナントだったから」と言って貸主が、家賃１ケ月分サービスしてくれたりもしました。
ボーナス「エクストラサービス」は支払ってる方がもらうもんだとばかり思っていた私があった仕打ちとはこうです。
今のアパートに住んで３年目になる時、不動産屋会社から「更新のお知らせ」という通地が届きました。そこには契約を継続するための条件が箇条書きされていて、そうなんです、ここで始めてこの更新料という日本語にお目にかかる事になったのです。このお知らせによると契約を継続するには、家賃の１ヶ月分の更新料を支払う必要があるとかかれていて、あまりの突然の請求にビックリして、会社にこの通知を持って行き同僚の日本人に相談してみました。
なんとなんと同僚は、ちっとも驚くことなく、至極当然といった顔をして、私に説明を始めました。「このアパートを契約する際説明をされてると思うけど、家に帰ったら契約書をもう一度チェックしてみて、きっと契約更新時に更新料が家賃の１ケ月分かかると書かれてると思うヨ。」そんな、２年も前のことなんて、しかもその時は日本語も解らなかったし、やっと見つかったアパートだったし、こんなに日本に滞在するつもりもなかったから、そんな事気にもしていなかった。「わかった。明日契約書を持ってくるからチェックしてくれよ。」 ああいいよと同僚は言ってくれ、さらに日本の不動産賃貸借契約について教えてくれました。
日本では、特に東京では契約更新にあたっては更新料を賃料の１ケ月分くらいを借主が貸主に払うのが一般的な契約になっている。それには特別な意味は無く、契約時に支払った礼金と同じで契約締結金である。これは殆ど慣習と言っていいのではないか。
何だよその慣習！
レンタカー借りたって、延長するのに割高になること無いでしょう。「ありがとうございます。延長ですか。それでは延長でしたらエクストラマネーをお支払いください。」こんなやりとり他の業種ではないのでは？
もうそろそろグローバルな賃貸システムの必要がありますよ日本人の皆様。
